If this happens, you'll most likely have to call a plumber or plumbing services, which won't be cheap. Add the cost of hiring a plumber to the expense of replacing or repairing everything damaged when the frozen pipes burst, and you can be looking at a substantial amount of money, especially if the rupture occurs after hours or on the weekend, when the plumber will likely charge extra for emergency plumbing. If you're alert to frozen pipes, however, you can usually prevent them from bursting. You can do this type of plumbing repair yourself, too. You don't have to hire a plumber or plumbing services.<br><br>Before you can begin to address your emergency plumbing - the frozen pipe - you'll have to identify which pipe is frozen. [[html]]By Jason Szep<br><br>| BROCKTON, Massachusetts <br><br>BROCKTON, Massachusetts Shards of broken glass outside the basement window of 31 Vine Street hint at the destruction inside the three-story home.<br><br>Thieves smashed the window to break in and then gutted the property for its copper pipes — a crime that has spread across the United States as the economy slows and foreclosed homes stand empty and vulnerable.<br><br>"They cut it here and then pulled it right out of the wall," real estate broker Marc Charney <a href=""></a> said, pointing to broken plaster near a wrecked baseboard heating system in the 2,774-sq-ft home in Brockton, Massachusetts, a working-class city of 94,304 people.<br><br>Similar stories are unfolding nationwide as a glut of home foreclosures coincides with record highs in the price of copper and other metals.<br><br>Real estate brokers and local authorities say once-proud homes coast-to-coast are being stripped for copper, aluminum, and brass by thieves. Much of it ends up with scrap metal traders who say nearly all copper gets shipped overseas, much of it to China and India.<br><br>In areas hit hardest by foreclosures, such as the Slavic Village neighborhood of Cleveland, Ohio, copper and other metals used in plumbing, heating systems and telephone lines are now more valuable than some homes.<br><br>"We're in an incredibly unfortunate time where the nonferrous metals commodities <a href=""></a> market for scrap is at an all-time high. Houses are getting stripped pretty quickly once they go through the foreclosure process," Cleveland city councilor Tony Brancatelli said.<br><br>"We're seeing houses sold for $100 that are distressed houses that should not be recycled," he said. Some boarded-up homes in his Slavic Village community have "No copper, only PVC" painted on the boards to stop would-be thieves.<br><br>In Brockton, which suffered 400 foreclosures last year, blamed largely on predatory lending, and which is bracing for another 400 this year, Charney said the thieves inflicted about $15,000 of damage on the home on Vine Street.<br><br>"I had this property under agreement. We negotiated. The offer was accepted. "It's an epidemic."<br><br>DEPRESSING HOME PRICES<br><br>Jonathan Osman, a broker in Charlotte, North Carolina, said growing numbers of banks are balking at lending to prospective buyers of foreclosed homes that are stripped of copper pipes and other metals, further depressing housing prices.<br><br>"If the appraiser spots something that is not right, like copper tubing lying on the floor or something missing a lot of wiring, that's a red flag to the buyer's bank. That will essentially melt down any transaction you've got," he said.<br><br>"They don't want to make a $200,000 loan on a house that has serious problems in case the buyer defaults and they are stuck with it," he said in a telephone interview. "It stinks for the banks that have foreclosed on the property because they now have a house that they really can't sell. They have nothing to do but auction it off for whatever they can get for it."<br><br>Along with copper, he often sees air conditioners and garbage disposals torn out. "I don't know what the solution is other than for the banks to not put a sign in the window saying the house is vacant," he said, "or maybe keep tenants there."<br><br>At least 15 U.S. states — from California to New York — drafted legislation in the past year to deal with the problem, from tighter regulations on scrap metals' traders to tougher penalties for metal theft, local authorities and metals industry officials say.<br><br>"In my district, we've got a lot of foreclosed homes and we've got a ton of people who are breaking into these homes, stealing the copper wiring right out of the walls," said Andy Meisner, a lawmaker in Michigan's state Legislature who plans an April 15 hearing on two bills intended to tackle the issue.<br><br>"It is a problem that is really affecting us throughout the whole state," he said. "When all the copper is taken out, the house basically becomes a knock-down. It then has a depressing impact on property values."<br><br>He said authorities in Hazel Park, a city in his district, ran a clandestine sting operation on a metal trader. "They saw a guy literally walking down the street with bundles of wire in each hand. They saw him walk into a scrap yard and walk out having sold this scrap he had obviously stolen," he said.<br><br>EXPORTED TO CHINA<br><br>Several scrap traders contacted by Reuters said they had measures in place to identify metals stolen from homes.<br><br>"If somebody looks suspicious we don't buy the material," said Marc Kaplan, one of the largest scrap metals traders in New Jersey. [[html]]Physical therapy and steroid injections work equally well for shoulder pain, according to a new study.<br><br>Researchers compared the treatments for people with shoulder impingement syndrome, a common type of persistent pain that can be caused by <a href="">back pain therapy</a> tendonitis, bursitis or other inflammation in the shoulder joint.<br><br>"Interestingly, there is not standardized treatment for this and it can vary," said lead author Daniel I. Rhon, a physical therapist at the Center for the Intrepid at Brooke Army Medical Center in Fort Sam Houston, Texas.<br><br>"I think there is a strong consensus that exercises can help, and patients may also get a referral to physical therapy for this condition," Rhon told Reuters Health in an email. "Because of the pain and inflammation that is sometimes present with shoulder impingement, corticosteroid injections are also a very common treatment used by general practitioners, orthopedists, and rheumatologists."<br><br>Some doctors send patients to physical therapy and others don't, while still others will give <a href="">Precise Massage </a> a shot and also recommend physical therapy, he said. Patients have some say in which treatment they get, but doctors usually influence the choice.<br><br>Rhon and his team randomly divided 104 patients with this kind of pain into two groups. One group received physical therapy twice a week for three weeks. The therapists evaluated weakness, mobility and pain and performed stretches, contract-relax techniques and reinforcing exercises on the shoulder or upper spine area. They also prescribed at-home exercises for the patients.<br><br>Patients in the other group were offered up to three injections of corticosteroids over the course of a year. They also received printed instructions for gentle exercises to do at home.<br><br>Both groups had significant improvement in symptoms after one month, which continued over the one-year period of the study, the research team reported in the Annals of Internal Medicine. Patients' scores on pain and disability were reduced by half with either treatment.<br><br>By the end of the year, 60 percent of the steroid injection group had returned to their primary care doctor for shoulder pain again, compared to 37 percent of the physical therapy group. The injection group was also more likely to end up having more injections or additional physical therapy.<br><br>The research was supported by funding from the American Academy of Orthopaedic Manual Therapists.<br><br>"In the clinic I often see patients that have had multiple injections and continue to have persistent pain - thus their referral to physical therapy," Rhon said. "I was curious to understand a little more about this."<br><br>"Only half of all new episodes (of shoulder impingement) end in complete recovery after six months, indicating it is a serious health problem," said Brooke K. Coombes, who coauthored an editorial accompanying the study.<br><br><img style="float:left;margin:10px;border:none;" src="" width="289" /><br><br>Coombes studies rehabilitation medicine in the physiotherapy department of the University of Queensland in Brisbane, Australia.<br><br>She was not surprised that steroid injections and physical therapy worked about equally well. The relief from an injection may not last as long, leading to more treatments, or the physical therapy appointments may give doctors more time to educate patients about dealing with shoulder pain, Coombes told Reuters Health by email.<br><br>"Physical therapy involves more patient-clinician contact than a single consultation at which an injection is given," she said. "This may allow for advice or reassurance about the condition and self-management approaches."<br><br>Injections are less costly than therapy because they only involve one visit to the doctor rather than several therapy sessions, but if they also result in more doctor visits down the line, that may end up balancing out costs, she said.<br><br>Certain people may benefit more from steroid injections than physical therapy, or vice versa, but that will need to be researched more, she said.<br><br>"One thing to point out is that the number one reason that patients turned down participation in this study was because they did not want to be randomized into a group that might receive an injection," Rhon said.
